Great news for you, congrats. Most condo markets in the US cannot even see light at the end of the tunnel for the condo market. Sounds like Calgary is poised for a comeback.

Our third quarter sales were up 18% over last year, but prices are down by about 3-10%, depending on which area of the city. Hopefully, in the next few years, we’ll see the prices edge back up to create a more balanced market.

Are condos selling well in Calgary? Here, we have way too many downtown condos and they keep building more. We even have a few that have been foreclosed on and we can’t get guaranteed financing. The only space available in the city is for condos. With limited land, you have to build up, but I’m not sure they will see a return on the investment.

How interesting! We have the slight opposite effect happening in our market – sales are up but prices are still trending down.

Great news for Calgary! I just hope the market can absorb all the new inventory. If the demand turns out to be slack, watch out. You will not enjoy the inventory hangover. :/

Maybe the U.S.’s housing market is paralleling what is happening in Canada only just a few months behind your schedule? Experts predict the U.S. housing market is slated to grow 4-5% in 2012. Will be interesting to see if the numbers hold up given all that shadow inventory and some of the large banks’ holiday moritorium on foreclosures…

For those of you interested in University City, beware. Knightsbridge Homes and RioCan have not adequately capitalized the project. There is not adequate funding to complete even the first two phases. And both the CRA and IMET are supposedly sniffing around the project, because of financial irregularities.
